Wrap-Up Resources, LLC provides a full range of services and resources to develop and administer wrap-up insurance policies, OCIPs (Owner Controlled Insurance Programs), and CCIPs (Contractor Controlled Insurance Programs).

The process of developing, establishing, and administering an insurance program can be complex and time consuming. At Wrap-Up Resources we focus on guiding you through this process and help you establish a wrap-up insurance program that meets your needs and the needs of your construction project. Wrap-Up Resources then takes over and provides administrative services to implement your program from the pre-construction phase through completion of your project and the extended completed operations period of the policy.
In order to ensure the smoothest possible administration of your program, we coordinate and work closely with the builder, broker, and agent to provide consistent support to you and to ensure proper implementation of your wrap-up program.
Program Development
Our focus during Program Development is to help you understand your options and put together a wrap-up program that meets your needs. We explain your alternatives so you can make informed decisions about how you want your insurance program to work.
Wrap-Up programs provide potential benefits to owners, developers, contractors, and subcontractors. However, in order to realize those benefits, the program must address and coordinate the requirements of the project and those of the insurance carrier. Wrap-Up Resources takes the lead in developing your program by:
- Assisting you in determining whether a wrap-up policy is right for your project
- Assisting you in developing a project-specific procedure to use in allocating policy deductibles or self-insured retention (SIR) from your construction project participants
- Assisting you in developing a project-specific procedure to use in allocating policy premium contributions from your construction participants
- Analyzing your line-item construction budget and other information to provide you with an estimate of construction project participant premium contributions
Program Implementation
After determining your needs and objectives, we work with you and your broker to put together a wrap-up program that implements your goals. We also provide the training you and your builder need to understand the wrap-up process and enrollment procedures.
The development of procedures, contract language, and insurance program manuals forms the core of our program implementation services. During this phase, Wrap-Up Resources provides:
- Enrollment manuals outlining the wrap-up program for the owner, developer, construction manager, and all subcontractors on the project which include coverages and requirements of the wrap-up program, including enrollment prerequisites and responsibilities (can also provide claim reporting procedures and notice to construction project participants of their obligation to comply with safety requirements and procedures)
- Wrap-Up program training for owners, developers, and contractors
- Sample bid documents and language for inclusion in bid packages
- Sample contract language for the modification or amendment of Owner/Contractor agreements to implement the wrap-up program
- Sample contract language for the modification or amendment of Contractor/Subcontractor agreements to implement the wrap-up program
- Sample language for alternate methods of allocating the policy deductible or self-insured retention (SIR)
- Sample contract Indemnification Addendum
- Referral to legal counsel to coordinate and integrate the requirements of the wrap-up program into all your contract documents
Program Administration
Our goal during program administration is to relieve you of the burden of having to administer your insurance program and let you get on with what you do best, building your project. Using our proprietary web-based program, you can access your project information at any time and track the status of the enrollment process.
Our focus in providing administrative services is to free you from having to deal with the questions, paperwork, and tasks involved in properly implementing a wrap-up program so that you can get on with the business of building your project. Our administrative services include:
- Determining whether individual construction project participants are covered or excluded from coverage under the wrap-up policy
- Coordinating the enrollment of all participants
- Issuing a "Certificate of Enrollment" to each enrolled construction project participant
- Providing prompt answers to wrap-up program questions throughout the course of the construction project, not only to you, but also to your broker, agent, contractors, subcontractors, and other construction project participants
- Providing reports to you and your contractors on the status of enrollment of all subcontractors
- Providing a project close-out report to you, your general contractor, and your insurance broker at the end of the construction of the project, which includes all enrollment certificates for the participants
- After construction, Wrap-Up Resources continues to be available to you to answer questions and provide documentation that may no longer be available in your own records
Our Fees
Wrap-Up Resources provides basic Program Development, Implementation, and Administration for a flat fee, based on the size and complexity of your project and your program needs. Substantial discounts are offered for repeat clients. Fees for additional services can be provided on an hourly or fixed basis.
